1. Applicant: Dave Hunter Attorney from Hunter and Grazier

Owner: Charlene Kennedy
Location: Map 101, Lots 61, 62, 63, and 64
Description: Applicant purchased lot 64 in 1972 and built a house on it. She subsequently purchased three more adjoining lots. The total acreage of her four contiguous lots is less than the required 2 acres. She wants to sell two lots as a building lot, which would violate Massachusetts Zoning regulations which require all five contiguous lots to be merged into one lot to sustain the septic and well of the existing house.
Action Taken: The Planning Board could not approve this request.
2. Applicant: Michael and Laurie Ritrosky
Location: 303 Fox Den Road
Map 120, Lot 91
Description: Applicant wishes to add an addition to existing house, but one sideline setback is 2 feet short of the the required 25 foot setback.
Action Taken: Lot is pre-existing non-conforming. Application denied due to setback problem.
3. Applicant: Bob Sullivan, Builder
Owner: John Jr. and Karen Rabuse
Location: 81 North Trail
Map 109, Lot 21
Description: Application for a garage which meets all setback requirements.
Action Taken: Application approved.
4. Owner: David Nails
Bloomfield CT.
Location: 33 West Granville Road
Map 409, Lot 16
Description: Applicant is considering the purchase and opening of Tolland’s General Store. The Board discussed the possibility of having an apartment over the store, and assured the prospective owner that the new zoning bylaw, specifically allows this possibility in the Town Center Zoning District.
Action Taken: Informational meeting only; no action requested.
5. Owner: Lester Walker
Location: Club House Road
Map 409, Section 9, Lot 13
Description: Applicant wishes to build a small 12 x 8 foot barn.
Action Taken: As all setbacks will be met, approval was granted.
6. Owner: Pat & Jerry Manion
Location: Club House Road
Map 409, Lot 3
Description Applicants want to build a 3 bedroom dwelling.
Action Taken: Informational meeting only, no action requested.
